Question 1

Can I own an HDB flat and a private condo at the same time in Singapore?

Accepted Answer

Singapore Citizens who have completed the 5-year Minimum Occupation Period (MOP) on their HDB flat can purchase a private residential property, but must pay 20% Additional Buyer’s Stamp Duty (ABSD) on the second residential property.

Question 2

What is the price gap between an HDB and an equivalent private condo?

Accepted Answer

A 4-room resale HDB flat in suburban/OCR estates typically costs between $500,000 and $750,000, whereas a new 3-bedroom private condo in the same region generally starts from $1.8M to $2.4M, resulting in a 2.5x to 3.5x capital difference.

Question 3

What happens to Executive Condos (ECs) after 5 and 10 years?

Accepted Answer

From years 5 to 10 after MOP, ECs can be sold on the open market to Singapore Citizens and PRs. After 10 years, the EC becomes fully privatized and can be sold to foreign buyers and corporate entities.
